This is a question that comes here often, the answer is controlled mainly by your local tenant laws and court behavior, otherwise your state tenant laws will give some general guidelines. Before re-opening for business a tip given here is to print your state laws and place into a 3ring binder, now flip the book over and place the local laws in from this way to avoid getting them mixed up, spending any free time in housing court listening and watching the actions of the judge will help you form an effective lease that the court will support, nothing as frustrating as learning that the rules you wrote into the lease are not acceptable and the court asks you to return the deposit in whole when you have a messed up place to fix and re-rent. --75.94.xxx.xxx |
