One of our tenants is consistently late, has loud fights with her boyfriend and asked another tenant to buy pot. Her lease is up in one month. What is the procedure for not renewing her lease? --162.235.xx.xxx

Well your question should be answered in 2 places..

1. Look up the OH LL/tenant law for leases... there typically would be a statute covering renewal or not

2. Your rental agreement should address what to do to renew or not.... --207.55.xxx.xxx

Here is a basic notice. Hope it helps.

NOTICE OF NON-RENEWAL OF LEASE

Name of Resident

This letter is notice to you that your current lease/rental agreement for the above described premises will expire at midnight on (date) ______________________ and will not be renewed.

You are required to surrender the premises to Landlord/Agent upon lease expiration. Please return the premises to the same condition as you found it upon move-in, normal wear and tear excepted. You are required to return all keys when vacating the premises.

Our records show you have a security deposit in the amount of $________________. Any refunds due you after deducting for repairs and unpaid rent (if applicable) will be sent to your new address within ____ days after you turn over the property to us as required by law. If you do not provide a new address, any refund will be mailed to your last known address.

Ohio is a 30 day state, so you give notice of rent rate increase, non-renewal that far in advance. Ohio 5321 covers the tenant law basics, the your local laws will have the details of timing notices and you need to know your court to build an effective lease. --75.94.xxx.xxx
