State Specific Question About: ILLINOIS (IL)

I have a renter with a 5 year lease( commercial account). In his lease he is responsible for heating and air conditioning. After 6 months of paying his rent , he now has not paid for 6 months. he states that he needed to replace air conditioning unit and his business is not doing as well as he had hoped. So he's dropping me and moving on. What are my legal rights? he will not return phone calls or answer letters! By the way the AC did not have to be replaced and he did not even tell me he was doing that so I don't eve know what kind of unit he got! --98.215.xxx.xxx

Commercial tenants do not have the same rights as residential tenants. One needs to find out on how to evict the tenant. Here one can hire a private bailiff then change the locks. Get some legal advise on how to proceed with the eviction. --74.220.xxx.xxx

VK, you need to file in court IMMEDIATELY for eviction and the past due rent.

This is a great example of how accepting an excuse leads to bending the rules leads to lost income.
