State Specific Question About: ILLINOIS (IL)

I need to serve a 5-day notice to evict as my tenant is late on current and past month rent. The tenant is always away if I schedule a meeting/inspection When I've gone over to the rental unit (a house) they won't answer the door. I can't post this according to what I've read. Can I open the door with my set of keys and hand it to them? Any best practices when the tenant knows they're going to be served and are dodging? Thanks --98.228.xxx.xxx

Learn your state's laws! That is very important. 735 Ill. Comp. Stat. § 5/9-211

I understand that in IL, you can serve the five Day Notice by mailing it certified with return receipt requested. I do NOT know if your tenants will sign or not. I sometimes use envelopes that look like they are from Publishers Clearinghouse -- although those are junk mail, if they come certified, well, is that a jackpot???

I do not know if the service is valid without a receipt being signed.

IL also allows posting the Five Day Notice. i do not know the requirements for valid service by posting.

Show up with a pizza box and a cap pulled down. But I do believe you can post it, I would anyway. Then take a picture of it with your cell phone taped to the door. I have RED duct tape for this.
