State Specific Question About: PENNSYLVANIA (PA)

We rent out 2 bedrooms in a house we own. My son is living in the other bedroom (3 bedrooms). We do not live in this house.

My son recently found out that one of the roomers has a pet snake. However, the type of snake the tenat has is not legal in our township.

Verbal, month to month lease. (not registered with township - discovered about the snake when reading about how to register).

Could this be cause to ask her to leave (evict) unless the snake is removed from the house? If so, what period of time should be given? She also has 2 cats (known) and 4 sugar glides (we only knew about 2).

Evictions for other reasons then non-payment of rent is a difficult process. Here on this site every province and state has different landlord and tenant act. The best approach is to contact a landlords association which will have knowledge on the procedure for a eviction if the tenant fails to correct. Impairing the safety of other tenants or doing a illegal act is grounds for a eviction.

Some jurisdictions allow the tenant a time period to correct the problem then if the tenant does not correct one can proceed with the eviction. One can google to find landlords associations near the rentals. --74.220.xxx.xx

Send a notice to correct, and tell your son to get his act together and open his eyes. The fact that the snake is considered an exotic animal and one must have a license to have it could be grounds if that is true in your instance. Otherwise, send a copy of the ordinance that prohibits that kind of snake.

As for registering your rental, you own it, your son lives there, and he got a couple of roommates to chip in and pay the bills, right? Is that a required registration in your area? --131.151.xx.xxx
