I know the topic of taking pictures during move-in is a debated topic now and then. Seems the veteran LLs always convince others that *pictures* are the way to go, vs. videos. I always take videos because they're easy to take, easy to upload, capture the tenant actually TALKING and verifying things as we go through the place, and we can both verbally and visually agree to the date and time of the move-in. But again, in the past it seems I've been the odd man out, partly because some have had judges state they want to see pics. Which still seems very odd to me since it's so easy for a LL to game that system if so inclined.

Yesterday I talked to an exec at a property mgmt company in my area that manages 7,000 units. They ONLY take videos during move-in and move-out...no pics. And yes, they've been to court many times. Slight vindication! --66.87.xxx.xx

The problem is that, in a small case like an eviction, the judge doesn't want to wait to see exactly what he needs to see. The video takes time to show.

You might explore screen captures from your video to show to the judge.

Pictures can be PhotoShopped, so you have to wonder about the whole idea if using pictures these days? Video does make more sense, especially if the tenant is captured in the video agreeing with the move in condition. --72.193.xx.xxx

My judge likes to see pictures, hold it out to the tenant and ask - what happened here? Why waste court time on a video - straight from the judges mouth, gotta know your judge.

I see how video showing the tenants agreeing to the condition of home would be valuable. But, the impact of pristine "before" pictures and filth and damage in the "after" pictures is very powerful when both pictures are right next to each other on one page.It is self explanatory and quick- my housing court likes that. --24.177.xxx.xx

I don't think some people are grasping why you use videos. One, make a video and up load it to youtube. Add the link to your website for advertising. People LOVE seeing videos on the website. They can watch the video, then fill out your on line application. You then can do showings after you approve their application. This rids you of the "no shows, no calls, wasting my time doing showings, etc" part of the biz.

2nd, now that you have a minute and half video. You actually have 10,000 pictures. For those that like taking pictures, get the finger moving fast in order to take 10,000 pics in 1.5 minutes!! LOL Now, when you go to court... take that video and use a good photo editor downloaded from the web for FREE... go through the 10,000 pics/stills and select which one you want. Do the same when they move out. Now you got 20, 000 pics to choose from. Place them side by side like previously stated. Judge doesn't realize it is coming from a video. Judge just sees a nice apt, trashed apt all on the same page. --67.236.xxx.xxx

I'm not tech savvy enough to know how to do the still shot photos off a video, though I'm sure my teenagers could do it. But my walk through videos are 3-5 minutes in length, that's it. And I could certainly easily scroll to the sections where we see the tenant, where we see the portion of the room in great shape and then pull up the other video showing that room in not so great shape. Total time elapsed...probably 30-45 seconds.

If a judge is too lazy to look at that I'll take my hit in court and then report him to the powers that be. But unless the old guys 65+ I don't see him or her struggling with watching 30-45 seconds of a video on an ipad. --172.19.xxx.xxx
