Having quite a hard time finding anyone with a credit score over 650. Seems like either student loans or divorces have ruined everyone's credit. Trying to look at other factors in my assessment of applicants: rental history, income and chance of staying in the area beyond the 12 month lease.

I think that is more common than we realize.

I wouldn't base it too much off of credit report but just use it as a guide along with all the other screening you do. Look at payment history, do they pay their bills, is it because of a one time medical bill or something or maybe they just don't have many lines of credit. --10.5.xx.xx

Thanks for your response, Bit. Last LL loved him, but mentioned he was late with one rent payment. A few small medical bills in collection. About $2K in cc debt and $50K debt in student loans. Salary is 4x rental amount. --108.202.xx.xxx

Student loans and medical bills would not disqualify an applicant for me. The rest sounds good. Salary 4X rent sounds like they are planning on living below their means which is a good sign. --75.160.xxx.xxx

The FICO score is one of the most worthless things in the world. The credit REPORT itself is a gold mine. So my advice is stop looking for a 650 and get into WHY they have bad credit.

What kind of bills? Major medical or tons of little ones like credit cards, payday lenders, title pay, rent-a-center junk? There's a different between a person who had to have surgery and didn't have any insurance vs. someone who just constantly buys junk they can't afford from the most expensive place in town.

Focus on what the report says about unpaid bills, addresses, matching name and SSN, etc. There is valuable information there, but the score is pretty much worthless. --108.250.xxx.xxx

I agree with Sid's assessment of the actual credit scores. Why and what is in the report is more important and telling.

That being said, I still keep a 650 credit score on my criteria list to qualify. I can choose to ignore a low score, but it also allows me another reason to deny if I need to. --68.43.xx.xx
