Tenant unable to pay rent again. Latest excuse is company is going under. Wants to know if i could give her and her kids 2 months to move. No drama, no discussion, I just file eviction. Magic, the day after the sheriff delivered the eviction filing notice, she deposits the rent into my account. Magic !

My filing fee is only $20 in the towns and villages and $45 in the cities.I do the paperwork and service for other landlords for $175 so if my tenant wants to stay they have to pay me the $175 and I get that fairly. --24.92.xx.xxx |

It's a well proven statistic that once a tenant is more than a month behind, their chance of ever catching up is very slim.
The answer: don't let them get that far behind. File eviction when they are a WEEK late, not when they are 1.5 MONTHS late. --141.129.x.xx |

I never let my people get behind. By CT law they have until the 10th, and I give them another week. At that point its cash or eviction.
