State Specific Question About: VIRGINIA (VA)
The tenant who rented my townhome was given notice that we suspected she was subletting or at least had unauthorized people living there. It gave her 30 days to correct the problem or eviction. How do I legally prove she has other people living there? What do the courts need to see?

30 days to correct is way to long. You should have given her 3 days, in writing.
Let her know you will be by to check the furnace filter and smoke detectors, giving her 24 hour notice. Check how many tooth brushes there are, how many beds, sleeping bags etc. Tooth brushes is a good sign. If more than expected, snap a photo for evidence. --216.229.xx.xxx |

Looks like a notice to correct violations is 30 days. If they don't correct it or do it again then I can evict immediately. She is a pain and constantly threatens to call her lawyers. So, just wondering what would stick in court. --72.218.xx.xx |
