State Specific Question About: FLORIDA (FL)

I have some tenants who claim that their guests are not living at my rental, they say that they are "over a lot and "occasionally" spend the night" but I see these "guests" at my rental all the time. The neighbors also confirm that these "guests" are there all the time also, day & night. I know the law is not more than 7 consecutive days but how do you prove it? I can't believe that this law is just for overnight stays. When you want to do a walkthru, they'll find a way to hide it. Any suggestions/knowledge on this? --99.189.xx.xx

Perhaps your mail box needs some screws tighten... look inside for those really loose screws and i would recommend timing this repair with delivery of mail or short ly just after.

Drive my yourself, keep records.

Read your lease. Send notification. Written. Calling and texting and eemailing can go engorged. Put in writing the violation, time period to correct and penalties quoting lease language. Refrain ffim telling them what u will do if they don't comply. Start a paper trail. --66.87.xx.xxx

Daily drive bys or statements from witness neighbors seems like best you can do. Up rent at renewal time if you want to keep them on to offset costs of additional tenants. What kind of tenants are you dealing with? If they are generally good I might let it go, of course doing regular walk throughs to check on condition. Tenants who violate one part of the lease will probably violate another. Keep a close eye on them. --108.66.x.xx
