State Specific Question About: OHIO (OH)

I stopped by at my rental Sfh yesterday and saw tons on kid,s toys on the porch, including swing and kiddy pool . When I saw 2 kids ( one and 4 years old). I know there was no mentioning of kids living on the property when we signed the lease, just 6 ( SIX!) adults ( parents and 4 adult kids ). When I asked the tenants who those kids were she told me " they were her kids, just visiting". I seriously doubt visiting kids require all those toys, poolThese tenants have 2 month left on their one year lease. They paid on time , but they are messy, once had unauthorized dog ( which they got rid of after my strict notice), and now these "visiting" kids, who it am sure will contribute a lot to excessive wear and tear. What are your ideas in handling these situation? I live 40 min drive from their house and can't control them non stop. Fine? Threat to evict? Increased rent if I decide to renew the lease? My lease said " authorized guests can stay on the property once a month, after that a LL's approval is required with $10/ night rate. Thank you a lot --65.27.xxx.xxx

I have made it a priority to know all the neighbors next to all my rentals. I tell the neighbors who will be living at my rental and they know I care about my houses. If they see something questionable I get an e-mail or call. This has worked for 30 years.

One of my tenants was moving out at 10 PM on a Saturday the 31st and I got a "did you know" call. I was there 15 minutes later to find out what was going on. --208.127.xx.xxx

With only 2 months left on the lease, I would not re-new their lease. I doubt the adults will put their kids up for adoption to be able to continue living in your house.

Why hassle with them? You only have two months left on the Lease, read how much time you have to notify that you are Not renewing and they have to vacate. I would make sure I have proof of service when you notify them in writing. --75.208.x.xx

i would make a trip to change smoke detector batteries and furnace filter and make a quick sweep of the house for kid's room and bedding, clothing, etc.

I would expect between six adults there are more kids than you saw that day. they may come and go at your house, with parenting plans and such, but it is extra wear and tear.

If the house is looking good I would consider renewing, or just let the lease go month to month, raise the rent or something,

If you refuse to renew their lease and tell them the kids are the reason, I think that's a violation of the Fair Housing Act.

If you refuse to renew how long will it be vacant and how much will it cost to get it ready for the next tenant?What are the chances the next people willhave kids which leaves you right back where you started with less money in your pocket.This sounds like a do you want to be right or rich situation.If you really only want to kick them out because they violated a couple minor things you may want to consider if you are letting your ego get in the way of making money --24.92.xx.xxx

Most judges I visit have -grandma's vacation- allowance which is 15 days in any 100, after that they are occupants. My lease cost them 50bux per person for this increase from the lease, too late now and who would force them out anyway? What does your lease say similar to what I describe? What is your local court do with overflow on summer vacation, there may not be anything you can do until you start spending time in housing court. --75.94.xxx.xxx

Larisa, what area of OH are your rentals based, I ask because in the NEO region there are a few groups, some are geared to the flip market while others are aimed at landlords - my CLE area is flooded with rent-2-own with a ratio of 9-1 so rentals are going fast while flippers are doing handstands on street corners trying to get a sale. --75.94.xxx.xxx

How had you screened those people? Obtained references from previous LLs? How come few LLs do that any more?!? Try to find out where you went wrong, so that you can learn avoiding that mistake. Good luck! --110.78.xxx.xx
