State Specific Question About: OHIO (OH)

My tenants informed me about the water leak yesterday. I scheduled the plumber visit for them for today morning , that was convenient for the tenant. Plumber came today - nobody in the house . How much should I charge my irresponsible tenant for his actions? Thank you

Unless your lease specifies, you probably can't force them to pay anything. You could take them to court, but even then, a judge may ask under what authority you are charging them.

My lease specifies that if an appointment is set up that requires the tenant to be there, and the tenant is either not home or refuses entry, there is a $75 charge plus whatever costs are involved. For example, the plumber may charge a fee. The tenant would pay $75 plus the fee. I always make sure that I have in an email from the tenant an agreement to the appointment. --174.16.xxx.xx

I always meet the service person after getting permission from tenant to go in. I have never had a problem such as you describe.

I have a solution for you Larisa. At one time I owned and managed over 100 apartments, had some homes and commercial properties. I always tied to do things myself but leaned I can't be in two places at one time.

So I had to get my tenants to work with me when it came to outside repairs and appointments. The problem, like yours, a repair guy would show up and the tenant would step out to pick up a child from school leaving no note on the door or someone to let them inside.

So on a second house call from the appliance repair shop to fix a tenants stove under warranty, I got the idea to

install a lock box on the tenants front door and tape instruction to the door saying: "Dear Mr. Repairman, if you get here on time for your set appointment and no one answers the door, please call me, the owner, at 323-xxx-xxxx for access to the apartment".

My tenant would read the sign and start to scream at me. I would explain that last time the tenant had promised they would be home all day from 8 AM to 5 PM. But at 7:30AM to 8:15AM the were taking their kids to school and from 2:30PM to 4PM were picking them up. This is not being at home all day! Quite the opposite.

SO if the tenant chooses to step out, the repair guy will ask me for the lock box combination to gain access. And if the repair guy refuses to go into an empty unit, I will ask another tenant, the one in the next unit, to go inside while the repair is being done.

I purchased 10 lox boxes and have been using them ever since. Now when a tenant says they will be home, if not, I will let someone inside without my personal supervision. --98.119.x.xxx
