State Specific Question About: ILLINOIS (IL)

For those who own home warranty insurance for rental house, was it worth it?

I bought a 3500 sq ft house last fall, left it vacant during winter and rented out in Jun. The lease is for 2 years, and I am planning to move in when it expires. The problem is, it has sub-zero built-in refrigerator, and it is broken on the first day the tenant moved in. It will cost $2100 to fix. Other appliances are also original,

I am planning to change them when I move in but they need to be in working condition until then.

Will I be able to benefit by purchasing home warranty insurance?

Do they cover pre-existing conditions like my refrigerator? I heard they will require to use their contractors only. My biggest worry is that the price from their contractors is so expensive and there is no point of having an insurance because their quote always exceeds the coverage limit. --63.86.xx.xx

My experience with home insurance is that it really covers very little after you read the fine print (has more holes in it than Swiss Cheese). Not sure your Subzero frig would have been covered. Did you verify that with the company you are considering? --75.160.xxx.xxx

Those companies do not repair anything that would wear out, only a freak of nature is covered and the deductible must be paid for each tradesman - electrical and plumber to do hvac, same idea with a disposal which anybody with a layer of common sense would get out of a rental anyway. --75.94.xxx.xxx
