How do you handle damage causes by tenant? Do you make the tenant pay for the repair or do you charge it to their deposit? --140.194.xx.xx

If the damage is noticed and repaired prior to move-out then they are billed for damages after the repair is made. Collecting is the challenging thing. Perhaps offer them a payment plan. Don't "deduct" damages from SD unless it's the final accounting at move-out.

On-going repairs during tenancy are charged to the tenant as they occur. --75.160.xxx.xxx

In most states you can not access the deposit until the unit is empty and returned to owner,always charge damages as they occur, divide into a couple payments with rent. --75.94.xxx.xxx

Geraldine,

Charge them for the damage before they leave. Apply all monies received to the BALANCE DUE, not to the rent.

Split this over 2-3 paychecks if needed, but

DO NOT wait to take it out of their deposit. You need that deposit to cover unpaid rent and damage/cleaning at move out.
