State Specific Question About: MAINE (ME)

I am considering upgrading the front door entrance locksets to the expensive battery operated number code type.

I would like to hear your negative or positive on this type of front entrance lock set, i.e, battery life? what happens when the battery dies and it's 2 a.m. What's the back up for a tenant to get in, if any?

Also, I would like your input if this number code front door lockset works along with a low voltage apartment activated tongue release mechanism mortised in the jamb. --72.73.xxx.xx

The more chances for a problem the more likelihood there will be a problem,I wouldn't do it.I am not sure what happens at 2:00am if the battery fails but I bet you will get a call to tell you about it at 2:00am --24.92.xx.xxx

We have these: Schlage BE365VCAM619 Camelot Keypad Deadbolts on our multi and one SFH rental. I'll switch out our other rentals at turnover.

I am pretty sure that the batteries last for two years, and there is a warning light that it's running low. In any case there is a key that turns the lock. You could replace the battery annually when you do the smoke detector batteries.

You may want to read the reviews on Amazon to get a better sense of the locks.

We planned to put them only on the front doors of our family multi in the Boston area. We put them on the four back doors, as well. They are just that good.

Agree with Jane B(FL)... We have them on our personal house, you can always use the regular Schlage key if the battery is dead. My wife thought it was gimmicky when I first got it for the front door but has since decided we needed one on the garage and the back door as well. --99.126.xx.xxx

In the apartment buildings using a Mircom controlled entrance system which uses simple buttons for each rental unit along with a electric strike for the door. The system is powered by a center tap transformer which runs off of ac power. It is a simple system where if one can follow a wiring diagram one can install without hiring help. --74.220.xxx.xx

We love the number pad locks. We use the schlage model in both our home (great for kids), on our sheds (can never seem to find a key), and on a two unit with a common entrance. Set a code for each unit and us. Whenever a tenant moves out clear all the codes and reenter the code for remaining tenant and the new tenant. Tenant can select their own code. I keep the list of codes in a locked closet on premises. Have the lock keyed to your master. I've had some of ours on for 5 years and have never replaced a battery. On an apartment building you could change the battery when you change tenants, or when you change smoke detector batteries.

I just looked on the HD site and it looks as if we use the $129 Camelot model. --70.16.xx.xxx

I have 2 places with the 15 code version, 2 codes for each unit - I can tell them at 2AM to press the repair code and it erases the next day after use. Those places do not have door buzzers, the mailman has a code I have to leave a priority envelope at main office to be sent out to local branch. 4 years and never saw the battery warning but I change it annually with a few smoke detector batteries not on the loops with a/c power. --75.94.xxx.xxx

Jane B and Gruvin, I have a question. Do the locks lock automatically behind you when you close the door? I have a roommate house where the doors are constantly unlocked because the residents are too lasy to turn around after entering the home and lock the door behind them. I think this would cure the problem. Will you write back and let me know? Taylor, nope... As Far As I Know on the model I have at home, You still have turn the lock from the inside like a standard deadbolt or press the schlage icon on the outside pad to lock it as you leave.

Wife loves it cause you can leave the car running in the driveway with the kids in it and she run back in for a bottled water or her sunglasses. No messing with key rings or turning car off and remote starting... --99.126.xx.xxx

We use the Schlage deadbolt BE365 and love them. On some houses they don't make sense. We only put them on houses were it is obvious if they are going to be mostly using the front door or the back door and install on that door.

We have been using them for a few years and haven't changed batteries yet.

We also use them on our own house. We have much better compliance with keeping the house locked and no lost keys :) However after ~1yr it quit working and couldn't get it work.. Called Schlage and there was something wrong in the locking mechanism and they sent us out a new lock no questions.. They were great to deal with.

So we have them on 8 rentals and our house. Haven't had any problems on the rentals. --165.201.xxx.xxx

Mechanical locks with no batteries. Deadbolt or latchbolt available.

I like landlord locks for my properties, but if I were to get a keypad lock, I think I would want a mechanical one. My tenants would not do anything about the blinking low battery light until the batteries were totally dead and they were locked out. --68.46.xxx.xxx

If the battery runs down, someone needs to visit the site to let the tenant in. I wouldn't do it. I do Landlord locks everywhere and I have an electronic keypad that activates the door strike (multi with intercoms) to let in utilities and me without a key. --107.1.x.x

A warning on deadbolts that automatically re-lock. If the door is left open, say while they bring in groceries or something, and it auto locks, the deadbolt is now sticking out of the door. When the tenant goes to close it, the deadbolt hits the doorjamb. This can cause damage to the door and the frame. --173.202.xxx.xxx

i do use the kwikset smartkey units though as it makes rekey stupid-easy. they're not too bad price wise and it makes a nice memo on the move in that the locks are freshly rekeyed. --75.80.xx.xx
