In NC the sky's the limit. If someone will pay it, you can ask it.
You know it's too high when you can't rent it quickly - we are VERY low on long-term housing down here.

Some rent controlled jurisdictions have vacancy decontrol where one can raise the rent to what the market will bear. Other rent controlled jurisdictions have a rent register system where all the rental are tightly regulated where one can only raise by allowed annual guideline increase allowed by the government. Here the government housing authority is exempt from rent control altogether where in the past they have raise tenants rent by 45 per cent in one increase. That is why they call it the housing authority. Try to contact a landlords association to see what the rent control rules are by going into google. Rent controlled jurisdictions the rents are always higher then free market jurisdictions along with quality of rental units is well below the standard of market rental units. In other words rent control is complete failure. In rent controlled jurisdictions there is no new rental supply or incentive to improve as there are fewer vacant apartments available. You first need to evaluate if you are under rent control, this has been a silent event creeping around although not a new sensation, if you in a part of the country where free enterprise is still allowed study your market and start near the top of the scale because you can make a reduction but hardly ever an increase, pets being the exception. --75.94.xxx.xxx |

In 1975 in the province of Ontario they brought in rent controls along with wage and price controls. A few years later they dropped the wage and price controls as they were unpopular with unions but rent controls remained. Later on they brought in the rent registry where larger apartment buildings had to register rents then gradually down to one rental unit. In 1995 they voted a conservative government in which dropped the rent registry where once a rental unit was vacant the rent could go to what the market would bear but one occupied the rent would controlled. All newer rental units built after 1992 which be exempt from rent controls. In the Us there are municipal rent controls which are run by a city which are the worst form of rent controls as this rent control system is the most difficult to get rid off. On June 12th in the province of Ontario there is going to be a provincial election where there is strong possibility there is going to be a Conservative majority government. Initial talks they are going to make major changes to the landlord and tenant act along with changes to the rent control system in the province of Ontario. Most provinces in Canada do not have rent control as government intervention never works. Personally they should get rid of rent control in places where there is sufficient vacancy rate which rents are being limited by the market which is often the case here as rents on vacant rental units are rising dramatically. --74.220.xxx.xxx |
