State Specific Question About: MISSOURI (MO)

I had a prospective tenant check out my property last night. Through some investigation (and him telling me his current address) I found that he has quite the past and has a judgment against him for approx. $15,xxx. He did not apply because he wanted his gf to check out the place and make sure she likes it. He also has a pretty public Facebook profile so I was able to confirm that what I found is actually him.

Can I tell this person based on public record that he cannot apply or for legal purposes, is it better just to let him apply and deny him. Their is a $30 application fee.

First and easiest step to avoid being sued for discrimination:

give everyone an application.

Screen from the application with documentation, not a conversation.

In regard to the fee, I would tell him some of your criteria before accepting his fee. Let HIM decide whether to pay or not.

The best thing to do is let all adults completely fill out rental applications. If the rental applications are incomplete then put those rental applications in the reject file. If there is identification on the rental applications then there can be no credit check. --74.220.xxx.xxx

Thanks for the guidance. I figured that's what would be said, but a little positive reinforcement never hurt.

By the way, this is my first prospective tenant on my first rental property. I've been reading this forum for about 2 years now. I've learned 100 times more on here than I could have ever reading books, blogs, etc... --65.197.xx.xxx

As a first time landlord, you are being targeted as a sucker. I recommend showing the unit to at least 5 parties before making any decisions. You need to see the variety of people that are out there. Just say the unit is not available until June 1st..that gives you plenty of time to find the right prospect. --24.18.xxx.xxx

Also - even though you don't want him in particular - in future, keep in mind showing to half of a prospective couple is often a big waste of time. They always have to check it out with their SO, so you have to show the same space twice.

I am trying to refrain from CL at all costs. CL in StL is muy horrible!! Postlets is working just fine so far. The guy didn't apply so I guess letting him know that no prior evictions are allowed was enough. --24.207.xxx.xx

For me (in STL), CL brings largest amount of prospects (both solid tenants along people who ask you to "work with them").

You just have to scare off or weed out the marginal ones with application fees and credit checks (I use the AOA Transunion checks advertised on this site).

I also use a yard sign with flier handouts in it which works occasionally. As for postlets, it just reposts to CL and a bunch of other sites with significantly lower traffic sites (hotpads, zillow, etc.). Again through them I mostly get CL hits. --128.252.xx.xxx
