State Specific Question About: OHIO (OH)

Hello, fellow LL. I would like your opinion what you would answer the tenants if you were me. I received a text today from my tenants , who moved in 6 weeks ago, requesting me to replace the carpet on the ground floor to match the allure floor in the hallway ( we put it just before they moved in). The rest of the house has a relatively new carpet , 6 month old to be exact. The tenants state that the carpet started to smell badly and stains started to appear from the pad. It seems very strange to me as we hired professional company to clean, deodorize the carpet before these new tenants moved in. I wonder what prevented them to complain earlier to me about the poor quality of carpet cleaning company. The tenants told me that they can do the installation themselves if I provide the allure. It is $ 1500-2000 according to my rough calculations and I have neither funds nor wish to invest in thes house more, especially if ther ice for the carpet which was installed 6 months ago cost me around $ 2000. --71.79.xx.xxx

You should go check out the carpet yourself and see if it smells and has stains. And if so, if they appear to be created by the tenants .

You could also call the cleaning company back and ask them. This way you also have a professional opinion. --165.207.x.xxx

If the cleaning company soaked the pad then something could be bleeding through but I think they have a lot of nerve asking if you could match the Allure.

I would make sure they didn't ruin the carpeting to satisfy their decorating whims.

You can always suggest they buy area rugs to put over the carpeting if they don't like the shade. I have a tenant who did that over a basic beige carpet.

Sounds like a single family home so you can have the carpet ripped up if it's now in bad shape and can't be fixed and just tell them to get their own area rugs and take them when they leave.

I did have a cleaner create a problem when his steam cleaner supplied cold water instead of steam in one area and soaked it. Made the carpet smell like original chemical smell and just was not drying. I had a tenant coming in and the odor was bad so I had it ripped up. Expensive bad luck.

I will rent a cleaning machine this time and do it myself with handyman help.

Stains don't come up from the pad 6 weeks later... Carpet doesn't start smelling bad 6 weeks later unless there is a new addition to the equation.

Time to go and attempt to find out what this woman is talking about.

Threats might bring up the subject of the "Happy Clause".

Hi Larisa,

I don't know OH law but I have had all of the above.... Lol this is typically a sign that they will be calling/texting you about everything... I would ask them to make a list of all their concerns and go over there in person with a copy of your signed lease and move in paperwork. I would be stern but fair. Clearly explain repair request and time frames (hopefully in your lease). In the past, I have had new carpet installed in and the installer missed some of the nail strip sticking through... Easy fix with a hammer :) also i have let tenants do repairs in the past and had them sign a "hold harmless agreement" that clearly outlines what is to be done and by who..... But I would not let a tenant who has been in there for 6 weeks do anything! The above is for long term and paid on time tenants :) --24.236.xxx.xx

It sounds like the tenants want to pay a higher rent each time a upgrade is made to the rental unit. Next they will be asking for the appliances to be replaced and so on. Tenants are renting a space where they don't have a nickel invested. Maybe the tenants should consider buying their own house then they can upgrade everything. --74.220.xxx.xxx

Tell the tenant to make sure she keeps her kids shoes on until you see what is going on or you won't be happy.

Call the installer for your other carpet. Tell him what's going on and ask him to come out and price a new piece for that room. That will get him out there for free and maybe you can ask him enough questions as to what happened in there.

Nails could have come from the new carpet and got spilled somewhere.

That's hilarious. They want you to replace 6 month old carpet for aesthetic purposes. No. Politely tell them that the house was accepted in as-is condition - which it was, if you have a properly drafted Lease- and that you are not able to make cosmetic changes, unless they wish to pay for them.

If they are buying, great. Get the Allure!

Note- if pets were previously in the house, or you had cleaning done by a company that did not use the truck-mounted steam cleaning (and in rare, occasions, even if you did), stains could indeed be reappearing.

Looking and smelling is best. My instincts tell me that she is probably causing the issues herself. BUT. My carpet cleaning service guy says that sometimes spots will reappear some time after cleaning, if they have wicked into the pad. If you have photos of the last tenant's move-out, bring them along and compare to the current spots - just to be fair. --71.185.xxx.x

Wilma has a good strategy on this one.

3 months after a tenant moved in they called to say the carpet smelled in one of the bedrooms. No, I say it smelled fine when they moved in. I went over. It DID smell. The previous tenant had cleaned it with a deodorizer and since it was summer and the third floor the window had not been closed since that previous tenant moved out. Cat urine. Rip out old carpet, scrub/soak with the anti cat urine enzyme, let dry, two coats of bin. New carpet. Problem solved.

And next time it won't be replaced with carpet. Allure or laminate. --70.16.xx.xxx
