State Specific Question About: ARIZONA (AZ)

Luckily whenever a tenant left early it was either a good thing or I have been able to re-rent the unit fairly quickly. A new tenant is requesting a 'break lease clause' since he gets relocated often and his company will pay up to two months rents if the lease is broken. I'm looking for a sample clause anyone might use for this purpose.

23. Early Lease Termination

To terminate the lease prior to the completion of the lease term Tenant shall give 30 days written notice to terminate, pay rent through the 30 days and pay a one time fee of $700 to terminate this lease.

Lexa, you can adjust the clause to reflect what would be a fair charge for you. People here really run the gamut with their Early Lease Termination fee. Mine is about 1.5 months rent, provided all rent payment made as agreed. Looks like that would work for this tenant, at least, for you. --71.175.xxx.xxx

WOW!! He just told you how much he is willing to pay! You know EXACTLY what should charge!!

My son's employer just paid 2 months rent as an ELT fee when they transferred him.

Mine read like this: "Early Lease Buyout Fee $___ Resident may pay this one time fee to end the lease early and not be held liable for the remaining months. A 30 day notice is still required." --67.175.xx.xxx
