You have to know how your court behaves with these bills, I always use my nieces carpet and house cleaning services, my nephew does house painting and refuse removal. Rather pay them than an unknown small company. Hardware store replaces torn screens and resets glass unless the double vinyl type.

This is one of the first things in planning stage of this business - go to court to see what is allowed/why, then you can apply these to your lease knowing that court will be easier than ever. --75.94.xxx.xxx

My lease includes a list of charges and an hourly rate for anything not listed. My judges have always allowed the charges I list and no tenant has ever disputed them (though they do dispute doing the damage). --68.46.xxx.xxx

As stated above, it varies with the jurisdiction. In Ohio the LL cannot charge for their own labor. I get around this by having a "Standard Cleaning and Repair" list that the resident signs upon move in. I got this idea from Jeffrey. So far it works well.

That being said, I usually pay one of my helpers to do this for two reasons:

1. I hate to clean.

2. My labor is worth more that I could charge for.

Do you have to actually have the repair done by the court date, or just have an estimate of what it will cost? Have your handyman give you an estimate on his letterhead and that is your evidence, supported by pics of the damage. Whether or not it ever gets done (may not be absolutely necessary) or who does it will not be an issue. --68.81.xxx.xxx

This is one time when you need to farm it out to get a bill. If it's excessive then you need a piece of paper to prove that the mess was excessive and required paid help.

I do not have a court date... I just wanted to know legally in FL if I have to have a company do the cleaning for my own rentals or if I can do them myself and charge whatever it is that I charge? I have a "move out charges list" and I really want to know if that is good or should I always use just receipts and invoices? Which is the MORE legal way of doing it? --76.111.xxx.xx
