State Specific Question About: GEORGIA (GA)
I took possession of a rental property on 3/12, and met the property manager at 12 noon to receive the keys. Does this day count as part of the proration for the month of March? In Colorado, the move in date was not included as part of the occupancy time. Is this the case in GA?

Keep in mind that Georgia is likely a far more landlord friendly state than Colorado is.
Do you have a lease and if so, what is the date that your lease starts?

Yes, I was told that by several friends who are realtors that CO is apt to be more "renter friendly" than GA. I have not received the signed copy of my rental agreement yet--but from what I have been told, I am thinking that the lease agreement is dated March 12, since the proration amount is for 20 days, which would make the lease start on the 12th. I would normally include the move-in day as part of the pro-ration.
Let's look at someone moving in oon the first, who gets the keys at noon. Does he get a rebate for the 12 hours, midnight to noon?

I see your point, but when I picked up the keys and signed lease that day, the hot water heater was not operable, and the plumbers still had not completed their work. I kind of see that as not a day of occupancy due to the challenges that existed. It was not a big deal for me financially because I was living in corporate housing from my job, so I did not incur any additional costs... --66.213.xxx.x |

the day you get keys counts. no one gets keys at midnight giving them 24 hours that day. Noon is only 3 or 4 hours into the "work day" .
