State Specific Question About: PENNSYLVANIA (PA)
I was turned down for a HAMP loan modification for a rental property through my mortgage company because I am not at least 2 months behind on payments.
What are some options regarding refinancing preferably without closing costs or appraisal? Won't qualify based on income.
Can't do harp b/c the loan is not backed by fannie or freddie. --174.49.xxx.xxx |

You are very limited in your options. If you don't qualify for a conventional refi (meaning equity, Debt to income ratio, and other criteria) you are dead in the water.
They don't really tell you too much about that when they lent you the money did they? --67.161.xxx.xx |

The loan has to be Freddie Mac or Fannie Mae, within the period, 2008-20__ and estimate value vs current balance amount. --72.83.xx.xxx |

the loan is from 2007, does that mean it doesn't have to be freddie/fannie? --174.49.xxx.xxx |

Yes. The HARP program is only for Freddie/Fannie backed loans. I have been through this. Your only option is conventional refinance. If you don't qualify for that then it's like you said you have to be behind on payments. That will obviously trash your credit score. --75.160.xxx.xxx |
