We had a tenant go crazy this am. The police came and took him to VA hospital for a psych hold. They told me to do a walk thru inspection of his unit. We did and it's very dirty and grimy. We have no smoking policy and he's been smoking in there for some time (yellow walls). What grounds (other than the smoking) do we have to evict? He's unpredictable and I worry about other tenants there. Suggestions? --67.60.xxx.xx

ST,

This is the beginning of the end.

Be glad you took a deposit.

Stay right on top of this or it will drag YOU down as his finances instantly dropped to ZERO.

If he was getting financial aide, they will most likely divert it to the hospital.

Find a case worker or family, hope you got emergency contacts! and work something out NOW.

Was he high? or did he snap?

My LL safety rant: you never know what's going on inside their heads. Keep yourself and your family arms length from residents.

Keep us posted - this could go many different ways.

Depening on how long he is locked up for, he might not be able to pay his rent on the first. This could be the time to follow an agressive eviction process.

Brad- he's 65 yr old who snapped. Maybe off meds. All contact info is 7 yrs old & nonworking. Cannot find family & don't think they care anyway. He was assigned a social worker but they wont talk to me. We know we have to evict. 3 or 30 day nitice. Idaho law is minimal. Thanks for help.appreciate it. --67.60.xxx.xx

Prepare an estimate for seal/prime/paint to restore unit to maintained smoke free condition, have to ask that age-old question about inspection to learn of smoking, you spin your wheels often playing catchup on these things. --75.94.xxx.xxx

FYI: yellow walls can also be from gas/propane heater and cooking. NOT defending smokers or your tenant-just saying that there are also other reasons for yellow walls. --71.93.xxx.xx
