State Specific Question About: PENNSYLVANIA (PA)

Can anyone recommend how to write foreign load into a lease. I have a duplex in Philadelphia and the porch light is the only electrical item that is shared by both tenants because it is a common porch. Tenants have control over the light.

What is it that you are trying to write up in the lease?

If you are trying to get the one tenant to leave the light on for the other tenants then I would suggest that you take the switch out (or block / lock it) so no one can turn it on or off and put in a light that is just hard wired with either a timer, photo light sensed (turns on when dark, off when light) or a motion detection light.

Another option would be to put in another light and switch that is on the other tenants power that they can control.

I learn something every day but I've never heard the term foreign load.

I'm not a total expert on fancy wiring, but normally ONE person is paying the electricity on this light, even if both have a switch.

I'd go with motion or dusk to dawn sensors and remove/cover BOTH switches. --67.175.xx.xxx

Do NOT write foreign load into a lease. After a two minute phone call, the PUC will hand YOU the entire electric bill - and they go back in time.

The common porch light was fine when the unit being billed was owner occupied. If that unit has/will become tenant occupied you need to correct the foreign load issue.

Are you sure this one light is the only common use? Are there two heating systems or only one? Water pump? Sump? Clothes washer/dryer? If the porch light is the ONLY common item, then pay an electrician to install a second porch light and rework the wiring so each tenant unit has their own. Investing a few hundred dollars for a permanent solution will be money well spent.

I have a duplex where there used to be one porch light. I solved the problem by putting in a second porch light. Now each unit pays the electricity and has control over a light dedicated to their unit.

Proofstyle has this exactly correct. I have done a lot of research on this issue. Lease clauses pertaining to this are automatically void. Once a foreign load is discovered, the LL is strictly liable, no questions asked, for the tenants' ENTIRE electric bill until the problem is fixed. And yes, they can go back in time and assess tenant electric costs to you. Save yourself a headache and fix it before they find it. --66.33.xxx.xx

as I was reading through I thought how wrong the responses were ... until I saw the PA responses.

I removed a front porch light and a vestibule light that were on my first floor tenant's lines. Put a solar one on the porch and two pull strong battrey operated ones in the vestibule (2 because they aren't very bright so I put one beside each door way) --174.55.xxx.xxx
