State Specific Question About: NEW JERSEY (NJ)
Hello,
I am an out of state LL (live in CA but have a property in Northern NJ - Edison area) and am having a hard time finding a good handyman around Northern NJ area.
Does anyone have any good referral for a handyman around Northern NJ area? Also, is there any out of state LL out there? How to you locate a handyman/carpet/cleaning crew without going through a property management?

I'm not in NJ but I would think this would work anywhere. Call a Realtor. If you know one in the area of your property that you have used in the past they would be helpful.
Most agencies have a "list" of various people (attorneys, contractors, home inspectors, roofers, handymen, etc). They will typically give you 3 or 4 of their "top choices".

I think the yellow pages are online now so you could look up handymen there and ask for references. I have a good one but am in Central NJ and he has a full list of customers and probably would not want to trek to Edison.

I know your frustration, even though I am only half an hour away from my rentals, I know very little about the trades so it was frustrating to figure out who was good.
I tried referrals but some of them were just doing it on the side, and had a full time job, and not insured for handyman-type work.
Then it hit me that I could just call the subcontractors that lowes sent to install my windows, doors, hvac etc. Lowes refuses to do repairs and only does full installations. So after each install and I am satisfied, I just keep their number in my phone and ask them if they do repairs. --108.226.xx.xxx |

I tried using craigslist, google, but one big problem I found was contractors/handymen wanting 1/3 or 1/2 of the total up front a week or two before starting. Not even for materials ...

I would look up a smaller, family owned Lumberyard in Edison area. Ask them for a referral. Smaller L yards have a longer term relationship with contractors, and could give you better quality referrals, --69.118.x.xxx |
