State Specific Question About: PENNSYLVANIA (PA)
The tenant moved in right after the new carpet was installed. Two years later, they are moving out and there are large bleach stains on the carpet. What am I allowed to charge for the damages

Me?
First, tons of photos so there is no dispute about the damage.
Second: save a piece for court to demonstrate the bleach.
Third: to avoid all arguments about depreciation etc I do 2 things - my lease is clear that we charge REPLACEMENT COST at $3sf
and I call it CLEAN AND REPAIR carpet.

I think it has a seven year depreciation so figure out how much 5 years worth would be and ask them for it for that room.
