State Specific Question About: MAINE (ME)
I've heard various interpretations of the radon-testing law in regards to mobile homes.
Can someone explain the "wheel" requirement? --67.253.xxx.xx |

Well, in my buildings I'm supposed to do an official test and report the results to the tenants. But, I don't know what those differences would be for mobile homes. Have you looked at the actual statutes? Or asked one of the Apartment Owners Associations? --70.16.xx.xxx |

I have never heard of a mobile home having radon. It comes from the ground and seeps into basements how would it get into a mobile home? --98.227.xx.xxx |

Nellie, believe it or not, even the apartment associations that I've checked with are not certain!
Dave, it's definitely an illogical and ridiculous law. --67.253.xxx.xx |

I'll spin the "wheel" I don't know how a mobile home would have radon. Why do you ask? --173.119.xxx.xxx |

PattyK, in Maine landlords have to test for radon and report to our tenants those levels. Bill originally called for mitigation if the levels were high. AOA got it changed to notifying the tenant. Of course I'm going to have high radon - 3 out of 4 of my foundations are made of rocks! Duh!
I think KH's question is because one of her rentals is a mobile home. I think there is an exemption, but I'm just not sure.
KH, are you from Brewer? I know a landlord there with those initials. --70.16.xx.xxx |

Patty - you got that all right! :)
Oh - I'm not from the Brewer area. --67.253.xxx.xx |

I thought the radon test law was the landlord ony needs to test if requested, and if it is high, allow for lease break without penalty. --24.31.xxx.xx |

I think we have to do it for all properties and provide the info to the tenant. If they think it is too high then they can break the lease or not sign the lease. --70.16.xx.xxx |

We just had our radon test results given to us today for our new property during inspections.
It registered 4.4 and it is recommended that a radon mitigation system is installed. $1,500.
We anticipated this and I am wondering if this is something that the seller should be made to pay for or allow a reduction in the purchase price?
I plan to.
