Be warned that abandonment is very state-specific and just going in if you aren't reasonable sure that they have abandoned the place can really get you into some trouble.

The normal thing to do would be to post the "pay or quit" notice (or whatever it is for your state) to start the eviction process.

Tony: Do you have any indication that they have actually LEFT the place? Or do you think they are there and just haven't paid?

The 3 day pay/quit should wake them up, thanx to someone here I now use bright orange taped to both sides of the door so I can see from the street if it has been torn away. If no reply on day 2, I post a 24 hr general inspection notice and get new camera batteries for the next morning visit. Then you will know the inside story and can document what shape they converted it into since your last visit. --75.94.xxx.xxx

Tony(FL), get a notice posted as soon as your state allows. But first, go and look in the windows NOW!

we use blue or green paint tape. you can see it from the street, like V(OH) stated, but it won't damage your property. The tenants do enough damage, I don't want to do anything that will allow them to think that it is ok to put tape on the walls, doors, etc. --72.214.xxx.xx

I don't know about Florida. (I once had property there 25 years ago, but can't remember the laws.) But here in AZ our rent is due the 1st, no state mandated grace period. If you don't have to why give them 5 free days?

Here, no rent by close of bank on the 1st, morning of the second we post 5 day pay or quit. Morning of the 7th I'll file eviction, we get into court within 10 days and get write of possession within a week. Total takes 21 day minimum to 30 days more likely. But you can't wait or it drags into the next month. --24.156.xx.xx

On future tenants, update your contract to the state minimum of grace - it appears that FL has no grace period at all except the posting of a 3 day notice(the first step in eviction), that notice is considered the grace period in FL.

If you give them 5 days and then the state mandated 3 day period, you are now 8 days into the month before you can do anything and they are allowed to pay you any time during this period without being evicted and only charged late fees if in the rental agreement. --23.123.xxx.xx

Don't know about your state, but if the tenant is paying utilities, I would call the electric company and see who's name the service is in. If it's still in the tenants name, they probably have not abandoned the place. In that case rent is probably gonna be late. --72.193.xx.xxx
