I had some residents that skipped out within the first 3 weeks of a year lease. How can I submit a collection agency after them?

Do you have a judgment? I'm guessing not. Do you know where to find them to get them served? You have to sue them. Collecting is the issue with people like this, but maybe it's worth it to you. I wouldn't count on seeing a penny of that money...ever.

I know of people reporting tenants without getting a judgment but I don't have any particulars. I figure I'll cross that bridge when I get there and haven't had to so far. --75.160.xxx.xxx

I suppose you didn't have the full month's rent nor the 2 months security deposit. If you did, they would not have skipped out. And if they did - you were ahead of the game holding their 2 months sec. --68.229.xx.xxx

Contact the emergency numbers from the application asking for someone to help pay the rent and get you a new address, in the meantime clean and rent on after you prepare the accounting statement. --75.94.xxx.xxx
