We do a lease for each....Each responsible for the whole rent, with the understanding that the rent isn't doubled...they are just each responsible for the entire amount. I just tell them that it is so if one of them moves out, I am not responsible for finding a new roommate for the remaining person. We've never had anyone question it. --97.88.xxx.xxx

Elizabeth: You do a lease FOR EACH but with the entire amount?? Why not just have a normal lease with two people on it with a joint and several clause like pretty much every other lease in the world?

There are exceptions for renting ROOMS and such -- but this doesn't sound like that situation.

Yes agree with the above UNLESS you are having each tenant only responsible for their portion (like Joey is responsible for $250 and Beth is responsible for $250). However, when Beth moves out - is Joey's rent still $250? If so - then that works - if not - then don't and you should use the Jointly and Severally.

I use one lease with all parties named on the lease (and have the JOINTLY and SEVERALLY included). If Joey and Beth want to make sure that the $500 per month rent payment is split between them - that is THEIR problem not YOURS. THEY should draw up a contract/agreement between themselves that says that. You stay out of that part.

That's what I tell my tenants when they are 'friends' moving in. Some do it - most I'm sure do not.

I have two girls right now that each pay me separately - the problem is when one doesn't pay the other one (that did pay) is getting upset with me because "SHE" is not late - I have to remind her that they both are late. I only received half of the rent - not the full amount. I evict both, not one (unless she wants to pay the other amount).

They don't get it still - going to evict tomorrow :) --74.78.xxx.xxx

If you are having separate leases b/c being in a college area... and basically renting bedrooms separately, then you really can't hold the one T to a increased rent b/c the other T moved. However, if this is your line of thought than you can re-rent the vacant bedroom without the other T's input.
