State Specific Question About: OHIO (OH)

If someone fills out a rental application, and you have not chosen that person as your tenant, do you have to give them a rejection letter/phone call or do nothing. --64.12.xxx.xx

Please let me suggest.. from a business & personal stand point it's the right thing to do...

No need to go into detail.

"We've selected a another or earlier applicant.. "

If you decline for credit reasons.. then the company you use can supply you with a decline letter..

Obviously you'd want to not get into a discussion on why and who...

I do nothing. Why open yourself to lawsuit. When people call and on my website it states "we will call if approved for the apartment". If somebody is hounding me why they are not approved: "there was an application ahead of you." --67.236.xxx.xxx

I never deny anyone. I tell them what must change so I can approve them. You must a) get rid of the pit bull b) pay off your old evictions c) not commit a felony for at least 3 years d) raise your income to minimum 3 times the monthly rent e) get a rock solid co-signer who owns local real estate , etc.

Then the ball is in their court. 99% of the time that's the last I hear of them. Their app goes into my "Pending Approval" file.

The only time you have to send a letter is if you base your denial on a credit report. I've never had to send a "credit denial" letter because I don't base my entire decision on credit report. There is ALWAYS some other reason. ALWAYS. --108.250.xxx.xxx

If you reject them because of credit, you have to tell them that and give them the chance to challenge it, etc. So don't tell them it's because of credit.

I do nothing - almost no applications arrive complete - if I want them I hound THEM for the missing info, if not I just 'file' it. If they ever ask, it would be because I never got a completed application. --50.82.xxx.xxx

I don't pull credit reports so I don't have to send a letter.I don't bother to call them back,if you want to argue with people about why they think you should rent to them go ahead call them back but if you show enough apts you will begin to realize it is a waste of your time. --24.92.xx.xxx
