Listen, learn, ask yourself what you learned each day...

Neutral is the best place.. You'll be expected to have a higher standard...

Make a nice business card and drop it off to realtors. They often have rental properties that they manage for people and may need some help, or know some owners who need management help.

I assume you have all kinds of plumbing and carpentry and electricity skills right? At least enough to recognize a problem starting and fix small problems.

You have to be nice to the tenants. Always smile even though they are messy or rude because you want to keep the apartments rented and the cash flowing to the owner who hires you.

Work in a way that fixes the problem but keeps cash flowing to the owner who hired you. Always make it better, prettier and less likely to break again.

Read some of the books sold here if you want to see what you might run into as a landlord substitute because that's what you are.

That's what I called myself before I inherited the buildings.

I was a P.M. for many years in Md. If you have no experience, GET A MENTOR! Our laws are very tenant friendly. Owners, in general, only want to see profit. If you don't deliver on their sometimes unreal expectations, you could be looking at a lot of problems. --71.166.xx.xx

Get to know all the county and city divisions so you can get help when needed, courtroom staff to guide you thru the paces there so you can focus on acquiring responsible licensed tradesman to keep the complaints you need to visit minimized. Take a basic class in English, and then take the time to apply what you learn.

Writing a letter or even posting a message on an on-line forum with run-on sentences, without punctuation and with half-a$$ed grammar is one sure way to create a poor first impression.

Try to present yourself as someone to whom you could safely entrust a $100,000 property!

also, I'd talk to my tax man so I know what happens on that end and am not surprised at the end of the year.

I'd also call my insurance man and perhaps get bonded.

I'd also call another management company and pretend to screen them for services, use another name and get some business management ideas. --70.13.xxx.xx
