State Specific Question About: NORTH CAROLINA (NC)

Ok...I have a single family home and the tenant today has sent me a form stating that there are bed bugs. First time I have encountered this. Can anyone in North Carolina give me a little guidance as to what is expected and what I can do to protect myself moving forward? Getting an exterminator to go inspect now. I really don't know why a LL is liable to mitigate bug infestations since we can't control the environment like migrating roaches and ants or if tenants pick up hitchhiking pests.

I'm in NC, had a tenant get bed bugs from a thrift shop couch. They tried to fix the problem themselves but couldn't. BUT they were in a quadplex, so we stepped up afraid of a total influx. Luckily, no other units affected (had bug guys check - they do it for free!) BUT they wanted $1750-$2000 to fix a single unit.

We *were* willing to 'finance' that for the tenants.

BUT after doing research DH bought $10 worth of food-grade diatomaceous earth on the internet, gave it to tenants with instructions found online, and within a week, they were GOOD!

Google diatomaceous earth and bedbugs and you will be amazed. We can attest: it WORKS!!! --50.82.xxx.xxx

Yes, I do. I stole it from Jeffrey, about how we are not responsible for pests, etc.

We will do a pest treatment within 30 days of move-in. After that, on your own. BUT when it's a multi-family, you have to work with things. --50.82.xxx.xxx

I don't see why this LL has to be responsible for paying to eradicate a pest this tenant caused. Five years? Oh, hell no. They either had hitchhikers from friends or hotel stays, or they brought in old furniture or something. Maybe within a month or so I would spring for it, but five years. No way.

Do they also expect to text you to change a burned out light bulb for them?

I really don't understand those of you who want to be in this business.

Read this if you want to become ill. I've seen some b.s. laws in this state and others, but what the heck.

Send them a form back telling them they need to get rid of them ASAP.

If 5 years then there is no question if they were there before they rented the house.

There was a commercial on locally tonight where an exterminator has a big Beagle who sniffs them out and the treatment is freezing them. In the commercial the exterminator had a long wand device and it was icy cold and spewing some kind of super cold gas. --69.141.xxx.xxx

Dawn, The more I learn about bedbugs, the more I learn they are about as tough to eliminate as roaches.

Go learn about them at bugspray.com and DOMyOwnPestControl.com .

Me? resident's are totally baffled and the bugs only spread. I protect MY investment by treating. It only costs a few bucks per room.

Talk to the res and play detective. With a little info and thinking, we have been able to locate the source ("I bought a mattress at a yard sale 3 days before I notice the bugs.")

Remove cloth stuff like furniture and mattresses, spray the areas BBs like, dust every where with diatomaceous powder.

The spray kills the living ones and the powder kills the ones that come later.

Yea, I am investigating as to my actual responsibility in this matter. What I really want to know is if I exterminate and get a certification and then they come back, do I have to continue to exterminate? That seems unreasonable, especially in light of it being a sfh. Do you have anything in your lease about pest, if not add it and make sure you mention bedbugs, for the next time. I dont treat for bedbugs in SFH. I dont own any multis. There are some areas that make the bedbugs the LLs problem, so check into that. But I doubt it in you area of the country. --98.94.x.xx

There is no such thing as certified with bed bugs, if someone comes in from the outside the risk has begun again. Get the DE in any room with bedding or sofas, discourage the frequent flier miles with the bugs, boric acid helps also but will clump up when you steam or freeze the nesting - dry ice is the freezing method. Find a food freezer company to sell you a portable cooler full, use wodden handle spoon to dispense. --75.94.xxx.xxx
