I am not sure if I should accept this applicant or not.

PROS - Good job reference, 1 out of 2 landlord references good, very nice, qualifies by income, left place in good condition upon moving out, nothing broken, etc.

CONS - Having to work with her on deposit, breaking lease at current place (ends next month), bad reference at current place - noise complaints, arguing with other tenants (my place is a triplex), police called more than once for screaming with neighbor (one neighbor as far as I know), 4 kids: ages 10 and under, good kids

Nope! The more experienced I get as a LL, the more I stick to my "I will NOT work with you on the deposit!" stance.

I used to take people like this. It never worked out well. Do not "work with" people. Good tenants can come up with the 1st month and security deposit.

Add to that some other red flags that you've listed and it makes my decision even easier. But just the "work with me" would have been enough.

For me, you mentioned some deal breakers and I wouldn't be prone to giving her a chance.

Problems:

1. Having to work with her on deposit - this is a problem that is likely to lead to your "working" with her on the rent

2. Breaking lease at current place (ends next month) - what is she likely to do with you and your lease? Probably the same thing. This kinda demonstrates that she is not reliable and legal documents like a lease are meaningless to her

3. Bad reference at current place - noise complaints, arguing with other tenants police called more than once for screaming with neighbor (one neighbor as far as I know)--you're borrowing trouble here. The noise is not going to go away and it wasn't related to where she lived, but apparently, how she lives. She may just be an argumentative person and really, do you want that in addition to numbers 1 and 2 above?

I'd pass on her.

Thanks everyone for your great comments. They were all very helpful.

I told her that I wouldn't be leasing to her for some of the reasons discussed. At first she was not ok with this but then she came around.

I have decided that I want to make a few more improvements before trying to lease it again. Now is a great time for that.
