State Specific Question About: VIRGINIA (VA)

I am a private tenant and I have had some credit issues in the past including filing chapter 7 which was discharged in September 2013.

I have rented for the past 2 years; 1st year from Keller Williams and received a reference letter from them but found out it doesn't report to any credit bureaus. I now rent from a private owner and want to know what I can do for my landlord to report my positive payment history to the credit bureaus. Do I pay for a service for him to report the good history? Good question.. forward thinking...

I'd start with talking to your LL... let them know what you'd like to do ... and would they be willing to write the letter..

Step 1..

Step 2.. go onto the credit / public records sites see if they will include the letter..

At the very least you'd have one covering the current time frame for your performance to date..

I've actually had finance companies/banks contact me for a reference regarding the tenant (pay on time, number of lates, etc) - I know that the tenant purchased her own home so it worked for her.

And that was only a few years ago - so during the whole fiasco with the banks and financing. Things may have changed but instead of going to a BANK try a credit union or a mortgage broker - the credit union can do (if they choose) an "in-house" mortgage and aren't "bound" by all of the same rules as the BANKS are. The mortgage broker deals with multiple banks and finance companies so they can typically search around for an investor that may be willing to take what you have.

You may want to ask the Realtor that was your property manager (or whoever it was that wants to write the letter) - they most likely know a good few people to suggest. Call around, talk to them about your situation and good luck. --74.78.xxx.xxx

What form of payment do you use? Direct deposit, bank statements, canceled checks are undisputable evidence of your record of payment which would carry more weight with me than a landlord letter. --172.56.xx.xxx

I pay directly into the landlords account and receive a receipt as we both bank at the same credit union. We thought together this would be easier as it provides a trace on both ends. --108.44.xxx.xx

If you do ever make a large purchase like a house, I think the mortgage company will verify with your previous landlord(s) as to your payment history.

My dad had a tenant for about five years who moved to TX and was buying a house. They called us to verify and had my dad fax them back a sort of questionnaire that went over the length of residency, how much he paid, whether he paid on time, etc. This guy had never owned before so housing was a big part of his credit history, and something the mortgage company wanted to know before they'd approve his loan. --71.177.xx.xx

Good references from past landlords will help you with future landlords. But, if you are trying to improve your credit score there are some services out there that will work with you to report your rental payments. You will pay the service your rent money and a small fee, then the service will forward the rent to your landlord and report your on-time payment to the credit bureaus. That is the best way I can think of for you to set this up. You will have to check with your landlord to make sure this payment arrangement is acceptable to them. It is difficult for a private landlord to report payments to the credit bureaus at this time. Most credit scores don't include rent payments as a factor, but that may be changing. --68.46.xxx.xxx

Carmen,

If you stiffed the LL in the bankruptcy, few will consider you. You can still go back and pay the LL and ask fro a positive referral letter.

Most independent LLs shy away from banruptcies. You will have to prove you are a good renter.

We look for "rent-ability" (job, cleanliness, on time payments, etc) not just credit scores.

Me? I'm rare. I figure they just got their old bills wiped away and cannot file for another 6 years!

Attach positive info to your application.

Show written proof of

-employment (pay stubs)

-cancelled checks or statements showing full rent paid on time

- your former LL might give you a print out showing this.
