I do well with mine, please screen and pick the right people, usually i have to screen three or four before i find the right person/family. Just like all other market properties, putting the right family in the right house is key.

If your area has a good housing department that makes the world of difference, I deal with two different housing departments, One is very friendly and on top of things, The other very professional and not so friendly but i don't have problems calling and asking questions or with inspectors, but I'm THERE when he comes and show involvement and understand why they are there to inspect and the benefits. I suppose others may have negative experiences, i've had a few costly repairs (or improvements) that I would not have had to make for market renters, however my property is in good condition. Lots of variables. perhaps if you post the county you are in someone here can give you help on how to deal with the paperwork and the system. --184.239.xx.xxx

Visit the housing offices that serve your area and determine if these folks are friendly to work with you solving problems, then visit housing court and observe the other end of tenancy to see if your local couirt supports the landlord stronger than the resident who is covered under this system and the free legal base and perform the math on how much it cost you to lawyer up into the system. --75.94.xxx.xxx

You need to know who your working with. We have 3 housing agencies - primarily - working my hood. 2 are reasonable with the inspection process ... 1 is a nightmare. So - obviously - I stopped accepting S8 from the problem agency (which is easy when you have a dozen or so S8 tenants to choose from).

Also S8 rents are roughly $150 below market in my hood ... in prior years S8 was HIGH .... just cyclical IMO. --24.128.xxx.x

Depending on your City and State it makes a world of difference if you should or shouldn't accept Section 8. Here in Los Angeles it is a mistake to accept any Section 8. The City makes a 25% commission each month rental payments to landlords. So if a tenant is a problem or the tenant stops paying their share of the rent, you have to give the tenant 90 days notice to terminate the contract and evict. Once the City learns you are going to evict a tenant for any reason, they stop paying their share of the rent and help your tenant win the eviction so they can continue to make their commission.

How does section 8 help tenant win eviction cases, they inspect the landlords property and issue violation, reason for the tenant to not pay rent. They make things up.

One of my Section 8 tenants removed the shower curtain I provided with the tenancy and replaced it with a fabric type curtain that grows mold. Section 8 wrote, "landlords property is infested with mold".

I then removed the shower curtain, saved it, and replaced it with a non-mold type. They tenant they filed a case in small claims court I destroyed their custom shower curtain. I now had proof that Section 8 lied and said "my property was filled with mold" because now the tenant claims ownership of the old moldy shower curtain. I had to counter sue in small claims court, and sue section 8 for holding up my eviction case and having lost rent. What a mess. For a period of 3 years, L.A. didn't allow an owner to opt out of the section 8 program. If a tenant left you had to re-rent your unit to another section 8 tenant. But during that time L.A. wasn't issuing new section 8 contracts, so the pool or renters as so small it took 9 months to find a replacement tenant. Lies, fraud are just a few things that Section 8 was like in the Los Angeles area..... --98.119.x.xxx
