Ditto David (MI). FEE. Deposit gets returned. Reasonable?? Call up the local big box apt complexes and ask what they do? Here the big boxes go for $250 per and charge pet rent of $35-$50 per pet per month. I use $150 and charge $25 per. Your mileage may vary. You can also look at Craig's List ads for your area and see what folks do.

As David said, there is no such thing as a "non-refundable deposit." By definition, a deposit is refundable unless you can document that the pet caused damage to your property.

What you want is a PET REGISTRATION FEE! Those are non-refundable by definition, but add the verbiage into the agreement so you can be sure your tenant knows what the deal is.

Please don't make the mistake 100s of land lords have made and try to do a "non-refundable pet deposit"...yes, I know the tenant signs the paper and it says "non-refundable", but at the end of the day if they contest it a JUDGE will decide if that piece of paper is worth anything or not.

I do $100 per animal and am on the cheap side in my area. Most Mr. Mega-Plexes around here charge $250 per critter, which means anyone with more than 1 pet is going to have a hard time coming up with move-in money. However, I also add on $10 - $25 per month pet rent, so after about 9-10 months I come out ahead and the gravy train keeps rolling until they move out. --172.16.xx.xxx

I rent mostly to low end people who would not live in a complex unless govt owned.I just started charging and get $50 registration fee and $25 per month for whatever animals they have and get no resistance at all. --24.92.xx.xxx

We get this on almost every lease (we sign 50 leases per year).
