State Specific Question About: NEW YORK (NY)

We live in Buffalo and are considering buying a property to divide into multiple apartments. However, due to local code, we would need to install a 3rd story fire escape to make it all legal. How much (NUMBERS PLEASE) would it cost to purchase a 3rd story fire escape? What did it cost you, if you've done something similar? (At risk of sounding rude, answers like "it depends" without any number estimate are useless- don't bother answering if you're going to answer this way.) A range is fine- we just want to know if the cost would make purchasing the property worth it.

We will also have to convert a window into a door for there to be a proper entry to the fire escape because the 3rd floor is a very large attic with extremely high ceilings. --67.240.xxx.xx

3 Years ago it cost me 3500 to install an escape with a platform from attic space converted into bedrooms, stairs to platform on second floor and then ladder to ground. That price included permits.

Ok so my question for you is how much does it cost to buy a car where I live? It needs to have four wheels.

Now to answer your question. Fred's is the minimum I can even imagine. Here it could easily cost $100,000 and zoning might not allow the visual impacts of the exterior structure.

I manage several campus properties with the ugly metal outdoor stairway, aprox 12 years ago during a property transfer these became obsolete and had to be removed - my cousins inherited my uncles places and then had to combine the upper to the second floor or incorporate internal stairway to meet current fire code that would have consumed space from every level. Be sure before you try to make a split place all the code is in agreement, this was staggering to my family but we learned to adapt the attic into another full bath and bedroom. --75.94.xxx.xxx

If you are going to convert a third floor attic to an apartment be aware of a couple other issues in NY state that will come up that no one in the city will probably bother to tell you till it is too late.3 story buildings have to have the heating systems either in a separate room in the basement sheetrocked and taped or the whole basement ceiling will have to be sheetrocked and taped including every little gap where pipes and wires will run.Smoke alarms in the building will have to be hard wired and all connected together.It will probably not be worth the expense. --24.92.xx.xxx

I have always avoided such projects because:

-it will cost more than I think

-permits

-insurance HATES these

-my inspector requires it be covered so people can walk on clean steps when it snows

-set backs, clearances, variances from neighbors...a planning nightmare.

-they required 2! exits for fire safety, not just the one

-one dept aprroved it then another..then another popped up it's head about the time we started and said "gotta add this and that".

-the stairs cannot go all the way. It must have a landing every ____ steps.

-does anyone really want to rent 3rd floor? --67.162.xxx.xxx

I believe it was fabricated but don't know for sure.

Addressing some of the other comments:

- Conversion to bedrooms occurred before I purchased so I am not aware of any requirements associated with the conversion.

- Fire marshall wanted this as a condition of issuing a CO.

- Having a covered escape is not something I have seen anywhere in the towns I invest in.

- There was a requirement for a landing on the second floor even though I already had two means of egress from that level.

- Offsets and maximum drops from ladder to ground were all taken care of during permitting process which the fabricator took care off.

- I used someone that had already installed other fire escapes in the town and was therefore familiar with the code requirements and just as importantly, how my local town likes to interpret them and see the permit application filled out. --74.103.xxx.xx
