State Specific Question About: OHIO (OH) Tenant got bed bugs a month ago. Won't get rid of infested furniture. Have S8 inspection coming up. What can I expect if inspector finds the bugs? SFH, tenant has been there a few years

I know court and city hall will say it is tenants fault.

If they are as bad as Mo, they will probably point the finger at you. I once had an issue where a family was renting a house in KC, and the house was really nasty, as the family were terrible housekeepers. Come time for the inspection, I went to the house and replaces a couple of cracked windows, secured the downspout to the side of the house, and covered a few other minor problems that I knew might get mentioned if left unchecked. When the inspector showed up, they flunked the house because it was unclean. The tenants moved the next day to a new home, leaving me to clean up after them. --75.121.xx.xxx

I'm not V but I DID stay at a Holiday Inn Express!

Gotta adjust your thinking.

-Resident WILL complaint to Sec8 about the bugs.

-Sec8 will fail the house and YOU will not get your money. -They will say you cannot evict due to non-payment of rent (the Sec8 part) because their lease says so and you agreed.

-Normally Sec8 and court sees BBugs as a "housing condition" issue, up to the LL, not resident's responsibility.

-Court: Sec8 people have to money to garnish so court cannot help with money.

My advice: RIGHT NOW go to DoMyOwnPestControl or BugSpray websites and read up. They sell a "people safe" spray for cloth items (mattress, sofa...) called Sterifab.

Go treat the house NOW in self defense. Your res will not and YOU are the only one who will lose.

DO NOT leave your income in the hands of a Sec8 client.

Also, do not let word get out that your home is infested. Kiss of death.

We had a section 8 tenant call just yesterday to let us know she got a mattress from a next door neighbor and now has bedbugs. The next door neighbor moved and left some bedbugs and brought some with her, I guess.

Our tenant said she does not like winter, and can bring her voucher with her to Florida. So, she plans to do so. My question is should I just wait to take care of the problem when she is gone? I am careful about spraying when the home is occupied. --72.205.xxx.xxx

FYI - Vacant units are difficult to treat for bedbugs. Bedbugs and last for months without feeding. Your greatest success rate comes from treating while occupied. It is not necessary to get rid of furniture that is infested. It just makes it easier. --75.160.xxx.xxx

Google "HUD notice PIH 2012-17". That notice contains the current HUD guidance on bedbugs. It's a public housing notice but it says that it "may be of interest" to S8 landlords.

This issue is controlled by state landlord-tenant law, and in most states the cost of eradication is on the landlord. --184.177.xxx.xx

Gwen, our office says owner pays even though I showed state law that in a single the tenant pays, You have to get steamer and DE in there pronto, I am scrounging around for your phone number, my landline has been off for years from my xmas cards - 216-264-0579, if sec8 gets there first it is a pest guy 3 visits about 275 --75.94.xxx.xxx
