State Specific Question About: OHIO (OH)
I might have a tenant that wants to move in mid month. How do you handle prorated rent? If they want to move in November 20th say what do you have them pay up front? Do you prorate for November? I know the S/D gets paid up front too.
My last tenant moved in October 10 and said no need to prorate
so I got off easy. He paid the full months rent.

For Nov 20th, I would collect for 10 days in Nov (1/3 of monthly rent) the SD and all of December. If you can't get that then you are in negotiation mode. On a very credit worth tenant that is 100% squeaky clean I might allow them to pay just the Nov rent and the SD. The catch is those tenants all have the money and don't balk at making the payment. Anything after that, I want enough money that if they get hit by a bus and I have to start over I'm not in the hole. I explain it to them in that way.

I'm with BJS. I would have the T pay one full month upon signing, plus the SD and other charges. Then, on Dec 1, I would collect 10 or 11 days rent for December.

Always get a full months rent because some people will try to move in and pay the least amount they can knowing it will take months to evict them. If they can't afford it then you are better off without them. --96.42.xxx.xxx |

To follow Ohio law you must use full months rent, unless you know your court allows a partial payment, the first full month and security must be paid in certified funds before a key is given, be certain to have meter readings and call for utility turnoff as the lease is signed, hand the tenant the phone to give the information needed to have in their name, if you do not do this the law assumes you are providing utilities with the rental fee. Once your tenant has moved in you may pro-rate second month to satisfy the first of the month or you may have the rent cycle as written in the lease as the starting date of the month. --75.94.xxx.xxx |

I've prorated a couple of times on the first month's rent, provided that their background check, references, and credit were stellar, AND they'd paid the security deposit in full and in secured funds. People with so-so specs, full month up front, pro-rate the following month. --71.175.xxx.xxx |
