State Specific Question About: TEXAS (TX)

I need a new insurance company. The one I have now for my 8 properties are driving me crazy. They use to cover my properties and all was well. Now they want to take pictures inside and out and when my insurance people try to find a better insurance it just gets worse with ME having to jump through hoops. I've had a claim ONCE on each property for hail..nothing else in 10 years.

Anyone have a good insurance that will just do what they say? The last one TAPCO was good but now they've started doing the same thing. My insurance company says this is a good one no hoops....I pay my money and then the hoops start or I've had them come back and tell me they won't cover this property but will this one...

Can you tell I really hate insurance companies. Money Money going out but they don't cover a tenth of what I pay.

OK the rant is over...please tell me who you use and are happy with their service with NO HOOPS.

There must be other options, you just don't know what they are yet. In my state we have some of the strictest insurance rules (because of the hurricanes) but the only time I've ever been asked for photos of the inside of a property was when I had the Federal Pacific panel in the garage replaced. Other than that they only require a photo of the front and rear of the house at the time the policy is started. If there is something on the exterior they don't like (a broken, boarded up slider at one house) they will give me X number of days from the time the policy starts to get it replaced. --50.89.xxx.xxx

Actually I'm not so hostile to an agent wanting to do an inspection. Since I'm on high deductible policies, no one wants to avoid claims more than I do.

Usually interior pics seem to be from the basement (panels, furnace, etc.) and maybe a roof inspection. Only actions I've been asked to take are related to stair railings. They're also probably checking out the landlord and his/her operation as well, trying to do a bit of underwriting that way. If it keeps riskier landlords out of my insurance pool I'm also for that. --128.252.xx.xxx

Up until last week, I could if referred you to my agent of over 10 years. I was his top customer , as he told me several times, due to the number of policies I have with him. Well, he decided to work me over on a renewal. Not only does he lose my business, he loses all the referrals I would of given him in the future. I hope it was worth the extra 100, all because he didnt fillow to my written instructions. --66.169.xxx.xxx

I tried to change insurance companies last February and had the same issues. It seems that underwriting these policies has shifted and unless you are bringing lots of properties to them and kissing them special, they are going to run you through the wringer and request pictures inside and outside and have many problems. I have over a dozen properties all under 25 years old for over 15 years without EVER having a claim and all I get is grief and raising prices. No, I do not want the same insurance guy for my home and cars and this and that and my LLCs with rentals. I want separation, they want money! Lots and lots of money! For example, never had a claim, lots of properties in different LLC's, each SFH is worth about $100k and a landlord policy is $1,000 per house! REALLY?!!! Oops, just found out, price is going up again on the next renewal. 10 yrs ago they were about $400-$500. I'm feeling squeezed from every side! --99.132.xxx.xx

Does the carrier charge extra for a property held in an LLC? Here in Florida there don't seem to be many carriers that will even write the policy for an LLC and the ones that do charge almost double the premium that you would pay for owning in your own name. --50.89.xxx.xxx

I haven't changed in a long time, but my yard guy switched to my agent/company at my suggestion, and it was a hassle. They demanded he replace the roof immediately.

I had a friend who self insure all of her real estate holdings. She never worked a day in her life and didn't know the value of a dollar -- inherited properties from her parents. When a small issue came up she wouldn't negotiate or make repairs. Tenant sued and won. She appealed five times and finally won but was "ordered to pay the tenants legal fee's". $600,000. Her legal fee's were over a million dollars.

To insure that property would have cost $3000 a year with 2 million liability. The cost to effect the requested repairs and give into the tenants negotiated demands, would have cost a few hundred dollars a month in added income.

Pound rich and penny foolish -- she saved $5,000 and cost her over $1.6 million. --98.119.x.xxx

Safeco is a great company and will insure for reconstuction cost. They will only allow 15-17 properties (can't remember the exact number) and if you go over that they will cancel all the policies.

I hear State Farm wants to go inside and take pictures.

I tried the one on the site, it did not work for me. Rates were quite high.

This is always a stress point for me.
