State Specific Question About: INDIANA (IN)

Can this website be used to report good on-time tenants as well as tenants who leave owing money? --67.235.xx.xx

Yes. Go to the homepage and look under the Services Tab. However I would wonder why you would want to report the on-time tenants while they are still there. I would wait until they leave. If they were truly good tenants then report them after they leave owing you nothing, leaving your place in good shape. My five year tenant that I "Never" had problems with and always paid on time turned into a "Big Problem". She lost her job, as many are doing and started paying late. I let it slide a month or two as she had always paid two weeks early. I gave her 30 days written notice that I would no longer waive late fees and put the foot down. She didn't like that! Then when she still paid late, I terminated the lease. She refused to move and I had to evict her. Just saying... I always wait and report good tenants when they have moved out and they truly were good tenants "All the Way through"! --71.3.xxx.xxx

Angie, are you looking for a way to help residents by reporting their on-time payments each month to a credit bureau and thereby help build up their credit? If so, then yes, there is a service on this site that can accommodate you. When you and your residents use the direct rent deposit service, not only are payments directly deposited from the resident's checking account each month into yours but those payments are reported to a credit bureau. Residents don't have to worry about late fees and they are building their credit.

This is one of the BIG advantages of using the direct rent deposit offered here. Some landlords try to save the small transaction charge of the service by doing drafts themselves, however when you do it yourself, not only does it cost you of your time, you are not able to have each payment reported to the credit bureau which gives many residents a good reason to have their account debited automatically each month. As Nancy mentioned above, click the "Services" link above and then click Direct Rent Deposit for mors info. --64.12.xxx.xxx
