State Specific Question About: PENNSYLVANIA (PA)
Does PA allow landlords to charge an extra pet deposit? I already charge a security deposit equal to one month's rent but would like to charge an additional deposit for someone with pets.

Not from PA, but I charge an upfront pet NONREFUNDABLE FEE (not a deposit) plus an additional monthly fee (typically $25 each). --141.129.x.xx |

In PA. We charge $200 nonrefundable FEE (not deposit) per pet (not including small rodents like hamsters, or fish) and extra $25 dollars per month. We do offer a multi-pet discount because the $400 is a hard sell for two dogs, but if you tell them it's normally $400 but you'll offer them $100 off the second dog they feel like they are saving money. Same thing with the pet rent. $25 + $25 = $50, but I'll give you the second dog for $10 for a total of $35 extra a month. It's still affordable, and in one year for two dogs you get an extra $300 fee plus $420 for a total of $720! That's an extra month plus of rent... but still worthwhile for pet owners. And as far as I can tell, completely legal. No deposit or rent for service or medically necessary animals, of course. We do limit pets to three, aside from fish. --65.185.xx.xx |
