State Specific Question About: ARIZONA (AZ)

What reasons would a tenant have for requesting that I draft a letter stating they are 2 months behind on rent and going to be evicted?

I doesn't sit well with me tolie. They pay early or ontime every single month without fail --69.78.xx.xxx

Many handout agencies require an eviction letter for them to get free cash. --141.129.x.xx

Are they two months late, as they are wanting you to indicate? If they aren't , no way I would lie and say they were. --66.169.xxx.xxx

It is better to follow the rules as if something happens in the future then getting any funds for those in arrears is going to be a problem. Once one slides down a slippery slope it is like going down further. Running a business ethics are important. --74.220.xxx.xxx

All help agencies require this for accountability before they give money. It is eviction prevention funds which is an important mission with social services especially for homeless families with children. I wouldn't do it unless they are actually in that situation. --108.51.xx.x

If I read your post correctly and they are current (and always on time or early) then are asking you to lie to get cash from some agency by claiming to be behind on rent.

A request like that from a tenant to be complicit in committing fraud would make me strongly consider not renewing a lease, regardless of how good a tenant they are. --70.16.xx.xxx

As others have said, they must be looking for a handout.

I have had tenants ask for a letter like that, but it was when they were behind. Although I hadn't filed for eviction yet, there was a real possibility I would.

I certainly wouldn't give such a letter in the cae you describe. --108.238.xxx.xxx

Indeed -- like Carolyn said -- I have had requests for these before but only from people that were actually behind (and I provided it (well, really, just a copy of their actual 7-day notice) -- and it actually worked out pretty well as they got some help and paid up! Surprisingly! :)

But I'd never do it for someone that wasn't behind! I'm not going to lie for my tenants, of course!

I had a tenant who quit her job because of supposed harassment. She never filed a complaint, and didn't go to court. She wanted an eviction notice, and then the Social Services would pay her next month's rent. HOWEVER, the letter we got said the after Social Services paid the rent, we could not file eviction papers. I asked her how she would pay the rent AFTER that. She just didn't know, but she was looking for a job. We did not accept the payment from the Social Services. I gave her a 14 day pay and move. I told her if she paid everything and moved that she wouldn't have an eviction on her record. She did move AND she paid us the whole amount. Thank goodness. --184.158.x.xxx
