State Specific Question About: KANSAS (KS)

I have a rental that i have gas heat, and stove in. My renter says he doesn't want the pilot light on all the time so he just turns the gas valve on the line on when he needs to use the applianes. He is worried about the cost of utlities and gas in house being unhealthy. I don't think this is they way the gas valve is suppose to be used but wasn't sure if it is going to weaken anything on it that would cause it to leak. I have told renter that the pilots won't cost that much on his utility bill and i have a carbon dioxide meter in there. Any suggestions to get him to just leave the pilots on? --184.178.xxx.xxx

I would call em back and say. I checked into you turning that valuable on and off a lot. Turns out those things aren't made for repeated daily use. So it will probably need to be replaced sometime soon. But done worry I am sure our repair can won't charge you more than 2 or 3 hundred to do it!! --98.89.xx.xx

One should check out the internet sites where one buy a newer good used gas stove for around a $100.00 to $150.00 dollars. Newer gas stoves have spark ignition for the burners and glow bar for the oven which is in series with gas valve. So if the glow bar is broken the gas valve will not come on. It is better to lay out something then wait for something serious to happen. Natural gas if not handled correctly can lead to serious problems. Here when homeowners renovate a kitchen they sell all the existing appliances for fraction of the cost for new appliances. Some people convert the kitchen to stainless steel appliances where the existing appliances have at least 5 years life left. --74.220.xxx.xxx

#1 Get rid of the piloted range. Unsafe in many ways, pilots to maintain, and mostly carbon monoxide. My Granny's house always reeked of CO from her stove. (yes, I can smell the "odorless" gas)

Trustinig the lives of your residents to a $30 battery operated gadget is risky landlording.

Besides, Momma picks the house and Momma wants nicer stuff than her friends, and even without seeing this stove I KNOW it's OLD!

#2 Piloted water heater and furnace: we keep the gas ON between residents because the thermocouple will corrode in just days of non-flame and will have to be replaced. Costs MORE to replace a thermocouple than to leave the gas on.

#3 I'd remind him his lease states he must keep the gas ON at all times.

I would sure hate to be in the property the day that he goes and turns the valve BACK ON to use the furnace - has his phone ring, so he answers it and then forgets to actually light the pilot . . .

Pilots that are left alone are pretty safe and don't cost much to keep burning.
