State Specific Question About: TEXAS (TX)
My tenant gave me her CC information over the phone for her rent but I am having a hard time finding out how to do this.
I found places that will let you swipe it with a smart phone and have the tenant pay online, but how do I do this otherwise?
Thanks for suggestions. For some reason she is not able to go to bank to make deposit. --99.91.x.xxx |

Don't do it. She will stop payment In a few weeks you will wind up losing out tell her if she wants to pay with a credit card to go get a cash advance check and send you cash or cashiers check --66.169.xxx.xxx |

I would require cash. How your tenant gets this is not your problem. You have to be set up as a merchant and pay fees to collect by CC, last I heard. --50.129.x.xxx |

Give her the number to your bank, chances are she can do it with them, however the others have said the leading problem - cardholder creates a dispute and you wait over 90 days for a settlement decision. Same thing with paypal, sorry does not compute. --75.94.xxx.xxx |

www.squareup.com
I have the app on my phone and I can enter the card number to charge them. There is a higher fee charged because I can't scan the card though. As others said, your tenant could dispute the charge, but you can challenge their dispute. I would try to get them to agree in writing that they are authorizing you to charge their card $XXX.XX. --50.129.xx.xxx |

I have PayAnywhere, you can swipe or manual enter.. Comes handy. The online rent collection service I use also have CC charge function, the fee is around 3-5%.
That is usually the last resort to recover some $$ before eviction. --75.67.x.xxx |

I would ask her to call her CC and ask for them to send you a check from the CC account in your name to your address...or maybe they would send the check to her in her name and she would give you cash or sign it over. She can get a check from the CC. herself. --173.156.xxx.xxx |

If she doesn't sign a receipt and she does a chargeback, she will win every time. You lose the money plus are usually charged a 'chargeback fee'. You need her signature to win a dispute. --68.54.xxx.xx |

We use Squareup.com Free registration. You can key in her numbers on your smartphone. 3.5%?? fee.
Or PayPal - she can enter the info and the money comes to your PayPal account. 2.75% fee. --67.175.xx.xxx |

DJ: Chargebacks are much more complex than that. People take credit cards online and over the phone ALL THE TIME without a signature. Not having one is NOT an automatic dispute losing situation. Credit card companies are not idiots. They still honor merchant agreements which cover things like this, of course.
Don't get me wrong -- there is still a fear of chargebacks and I wouldn't take CC on a normal basis for rent (or PayPal for that matter) -- but my point is that you make it sound like "no signature == poof, dispute approved on her side immediately!" and that is simply not reality.

Thanks for everyone's help.
Problem solved. With my business account number she ended up going to my bank and making a deposit for the amount owed. This is a strategy with tenants that I use all of the time. Glad it worked out this time.
For the future when someone gives me a CC to pay rent, I will use squareup.com or Payanywhere.com. The majority vote was for squareup.com.
Also, I will try to get them to sign something authorizing this, but since I manage properties from a distance this might not be possible.
Thanks for all of your comments and have a great day! --99.91.x.xxx |
