State Specific Question About: PENNSYLVANIA (PA)

Hi all.

Tenant was evicted from property. She left about a month or so ago and her personal property is still in the unit. She didn't leave a forwarding address, but I know where she works. I visited her at her workplace today to ask her intentions about the stuff and also for a forwarding address. She said she plans to try to get stuff out this weekend but refused to give a forwarding address. I would like to send her the required letter regarding removal of her stuff, but I know she's not checking her mail at the unit any longer. Is it legal for me to send it to her at her work address? --71.195.xx.xxx

reread the statute. You don't have to give her notice ... she had to give you notice within 10 days of the lockout.

Since she said she's going to "try" this weekend, go and see her again. Tell her you will have someone there to clean the place out at noon on Saturday and everything is going to the dump ... tell her you are doing this as a courtesy and not required by law and she has no recourse. Hopefully, she'll get in motion so that she removes her own belongings.... I'd bet she won't take anything if it's been sitting there for a month already. --71.173.xxx.xxx

Nicole is right!!- You better get on the ball- Basically it sounds like you gave her "stuff" some free rent time. Also i am guessing you didnt change the locks if she is going to be able to come by and get it. This must have been a "nice" eviction. TELL (dont ask) her that she has until 11am to have it gone or the court ordered you to take possession and clean it out. Tell her that the crew that you are forced to use is not allowed to take the possesions anywhere other than the closest dump/trash site. If you leave it up to her she will drag this out forever and then still leave you with a place to clean out. GOOD LUCK!! --98.89.xx.xxx

Front porch or lawn under a tarp would be my generous storage, unless rent is paid up you need to release the parking brake and move on down to getting another renter in there, if you have really waited this long to react it might be better to sell than convince yourself this is a good business to keep. --75.94.xxx.xxx

All notices should be written and mailed to the last known address - your unit. Visiting/mailing/calling her at work can be considered harassment.

Was she served with an Order of Possession? It clearly states the new PA law - she had ten days to notify you she wanted her possessions. If she left before the OP was served, then you should have mailed a notice with that same language.

Any cost of disposing of her left behind property should be included on the security deposit accounting. If she's been gone 30 days that is also past due. Do you want to pay her triple the deposit?
