I have very rarely had this occur. I would consider the proposed changes, but that is because I know my lease well, and I am able to evaluate how any proposed changes would impact everything.

I find it reassuring when someone reads the lease closely enough to understand it and to propose changes. Maybe that means that they really fell bound by the agreement. most tenants don't care what the lease says, perhaps because they don't really consider it to be meaningful.

I agree with Mike45. The most educated tenants I've had always read through the lease and find things they ask for changes. They present the request nicely and don't yell or stomp as others have complained.

Sometimes it's because I've written a clause too restrictively and they want to do something perfectly reasonable that is prohibited. So we agree on a rewording. One example is the clause banning inoperable vehicles outside the garage. One tenant wanted to change his oil outside so we reworded.

Sometimes they just misread the words or moved from out of state and are unfamiliar with local LL-tenant regs. I do vaguely recall my one or two tenants asking about the legal fees. I believe there's only two ways to do it. Either loser pays both parties legal fees, or each person pays their own way. So I'm not sure how you can conclude anything from picking one over the other.

The lease signer tonight didn't like my "don't change the shower head" clause. I pay heat and hot water. $15/month retroactive to beginning of lease for violation. I'm not budging. She signed. Note to self - remember to check shower head when doing inspection/repairs. --70.16.xx.xxx
