Do I need to get a separate bank account for keeping security deposit or can I keep it in my business account?

Can I charge first months rent and last month rent and a small security deposit? --184.2.xx.xxx

In Florida, there's no statutory limit on security deposits at the state level, but check your city and county laws to see if your municipality has set a cap on security deposits for residential rentals.

The landlord shall hold the total amount of security deposits in a separate non-interest-bearing account in a Florida banking institution for the benefit of the tenant or tenants.

The landlord shall not commingle such moneys with any other funds of the landlord or hypothecate, pledge, or in any other way make use of such moneys until such moneys are actually due the landlord

If you put the money in an interest bearing account, the tenant receives 75% of the interest income. --99.126.xx.xx

I put each Security Deposit into a separate, free checking account. I use my bank's 'nickname' feature to know which one is which. I never touch it until they are out and then I follow the rules.

One good reason for doing this is - if there is every a question - I have clear records of where their money was at all times. Plus my bank loves me - the sheer number of accounts is important to them. Seems almost as much as the amount on deposit! --50.82.xxx.xxx

Check your state/local laws. In my state it has to be in a seperate account and I need to make the tenant aware of where that account is located. In some states I think you even have to provide the account number, but not mine at this time. --50.194.xx.xxx
