Check with your local LL-tenant association or state/county laws. Did they turn in the keys after giving you notice they were moving? Did they leave the keys on the counter after abandoning without notice? --108.51.xx.x |

Allen, I would make every effort to contact them about this.
If they come back to complain, be able to show you made every reasonable attempt to communicate with them.
Also know they may have kept a key and plan to come back. To cover that, I post and ABANDONED PROPERTY NOTICE on the door stating we will dispose of any items after 48 hours.
Yes, people leave appliances all the time - they were free from Granny and the truck was full.

I got a free washer and dryer just last week. They are nicer than the ones in my house. It happens.
Follow NC LL/tenant law. You should be able to click the blue link in the upper left corner of this page.
In SC, once I have the keys, anything left is mine. In real life, if they asked for them back in the next day or two, I would certainly oblige. --141.129.x.xx |

when my tenants leave, on good or bad terms, I have them sign a note stating that they have returned possession of the proprety to me, returned all keys, they have removed all their belongings, and anything left is abandoned and can be disposed of. --72.95.xx.xxx |

TX doesn't have a definition for abandoned property, so I have it written into my lease that all property left behind is able to be disposed of in any manner I see fit. That particular item came after my tenant fled the state in the dead of night--- leaving behind all her household possessions that wouldn't fit in her car. If you evicted them, and the sheriff put them out, and they left stuff, then you have to give them ten days to get it, etc.
If they handed in the keys and left as part of a regular End of Lease, you have a newer washer & dryer.
Also, if they left junk, you have to clean it up.
That's why I don't take the keys back until I see how they have left the place. One washer & dryer won't make up for the trash you get stuck with at other times, trust me!

I forgot about my tenant who left in the middle of the night, leaving a fully-furnished efficiency. We only knew she was gone because her clothes, the TV and her beloved kayak were gone. Called her employer, her ex-husband: they said, "She went to rehab." Didn't even know she needed it.
Texted her: Are you gone? Are you out? She said, "Yes. Sorry."
